Valuation Standards

Types of Appraisals We Provide

We offer all standard valuation methodologies used by lenders, courts, accountants, and buyers — tailored to your specific purpose and need.

Forced Liquidation Value (FLV)

The expected price in a time-constrained, as-is, where-is sale. Used by lenders for loan-to-value calculations, bankruptcy trustees, and anyone needing a conservative floor value.

Orderly Liquidation Value (OLV)

The expected price when assets are sold through a properly organized auction or sale with adequate marketing time. The most commonly requested standard for lenders and asset-based lending.

📈

Fair Market Value (FMV)

The price a willing buyer and willing seller would agree on with no duress and full market exposure. Used for estate planning, partnership buyouts, tax filings, and financial reporting.

📄

Insurance / Replacement Value

The cost to replace an asset with a comparable item on the open market. Essential for property insurance schedules and risk management programs.

🏢

In-Place / Installed Value

The value of equipment in its installed, operational condition — accounting for installation costs, utility connections, and integration. Used in real estate lending and facility sales.

📋

Desktop & Update Appraisals

Cost-effective updates to existing appraisals for annual review cycles, or desktop analyses for preliminary planning and due diligence without a full on-site visit.

3

Market Research

We analyze current market data, recent auction results, dealer pricing, and comparable sales to establish supportable value conclusions.

4

You receive a professionally formatted, USPAP-compliant written report — typically within 5–10 business days of the inspection.
